LOCATION:

 

Broken Arrow Farm is located 26 miles NW of Riverton, Wyoming in Fremont County. This is a highly productive, irrigated alfalfa farm set in a private valley. This farm reflects the pride of ownership that stems from years of hard work and devotion as evidenced in the production records that follow. This is a commercial, family-sized farm with excellent improvements in prime condition.

Irrigation water is supplied water from The Midvale Irrigation District, a Bureau of Reclamation project and in normal years water is available from the middle of April through the middle of September.  There is a 6 year old, diesel powered center pivot sprinkler which covers 154 ± acres as well as state of the art, underground and open concrete ditches.  All head gates and irrigation structures are new!  The farm has been meticulously maintained and crops have been regularly rotated to maintain maximum production.

 

LIVESTOCK:

 

The pasture portion of this farm is largely sub-irrigated. Current owners run 150 cows, year-round and sell hay. There is year-round flowing water making it an ideal place to winter livestock.

 

IMPROVEMENTS:

 

A new 1,800 sq ft modular home was placed on the farm in 1999.  There is also a heated shop and new loafing shed for horses.

MINERALS:

 

Broken Arrow Farm sits on the edge of a natural gas field and there are 6 well heads on the property. Although there are no mineral rights associated with the property the owners receive “rent” payments every year in the amount of $6,800.  This arrangement will be passed on to the new owners. The well sites are not detrimental to the farming operation and the owners have had a good relationship with the mineral companies.  In addition, the farm sells water from an artisan well to a mineral company. Total off farm annual income has been approx. $20,000.
