DESCRIPTION:
Cottonwood Creek Ranch is a typical cow/calf operation located in Central Wyoming and, in particular, the Big Horn Basin.  A small percentage of improved or water-sourced deeded land supports large, inexpensive, State and Federal grazing allotments.  The ranch is in two parcels and cattle are trailed 10 miles between summer and winter pastures. The Headquarters, at 4,752 ft., serves as a winter base and includes all necessary infrastructure to support the business.  Improvements include homes, outbuildings, corrals etc.  Large irrigated meadows are also located at the Headquarters to produce hay and aftermath for winter/spring feed.

 

Summer and Fall pasture consists of a large private and in-common allotments with various areas designated to individual permittees. (Cottonwood Creek Ranch is the largest permitee and the only permitee during the summer months.)

 

This is a BIG Wyoming cattle operation suited to the personality type that enjoys being outdoors.  It is inexpensive to operate and large enough to support a family-sized business.

CAPACITY:
Current owners estimate 300 cows + 12 bulls in normal years with the ability to run additional cattle in years with above average precipitation. Please note that some of the hay meadows are in disrepair and will require re-seeding which will affect the carrying capacity.

 

NOTE: Carrying capacity can vary due to weather conditions and management practices. Interested parties should conduct their own analysis.

 

LOCATION:
The Headquarters is located 25 miles NW of Thermopolis and 60 miles SE of Cody in Hot Springs County on well-maintained paved and gravel roads.  School bus service for K-12 is to the door.

WATER:

Irrigation - There are 658.7 acres of adjudicated water rights out of Cottonwood Creek*, a tributary of the Big Horn River. Water is free of charge and varies as to the adjudication date.  A complete list of water rights is attached hereto. Stock and Domestic - The ranch controls, with deeded land, approximately 6 miles of Grass Creek, a seasonal creek, and 4 miles of Cottonwood Creek which flows year-round. In addition there are 4 electric wells, seasonal springs and dirt dams throughout the Ranch.

 

Domestic water and stock water in the corrals is from a well with good capacity. Quality is acceptable for livestock but domestic water requires a filter or bottled water. (Very common in Central Wyoming!)

 

 

GRAZING PERMITS:

State and Federal grazing allotments total 4,206 ± AUMs and can be broken down as follows;

 

State of Wyoming  - State Leases are written for a 10 years term and are renewable. Various leases expire different times.  The following are the leases attached to The Cottonwood Creek Ranch;  Lease # 3-8511, 3-8002, part of 3-7766  -  3,263 acres,  451 AUMs.   For State Lease information call: State Land Office at (307) 777-7331

 

Bureau Of Land Management - B.L.M. Allotments are renewed for a 10 year term when a new owner records the deed to the base property.  The process involves an environmental assessment which takes a few weeks.

 

There are 3 B.L.M. Allotments attached to the Ranch;

 

  • Grass Creek Allotment           # 00522  (949 Aums)

 

  • Lower Cottonwood Allot.         #00521   (411 Aums)

 

  • N Gooseberry Allotment        #00508 (2,395 AUMs)

 

Total Federal Aums                          3,755 AUMs

Any minerals held by the SELLER, if any, will be transferred to the buyer.

 

 

TAXES AND ASSESSMENTS:

 

Real Estate Tax:           $6,510.80        Note:  Seller is appealing the tax

                                    assessment and expects a reduction in taxes.

 

State Lease:                 $2,330.67        ($5.17/AUM x 451 AUMs)

                                                            Note: fees vary from year to year

Federal Lease:              $5,069.25        ($1.35/AUM x 3,755 AUMs)

                                                            Note:  fees for 2007 are $1.35

 

HAMILTON DOME:
Hamilton Dome oil field, located 10 miles upstream, augments Cottonwood Creek with “treater water”, a by-product of crude oil. This water is of a quality that allows it to be released into the Cottonwood Creek.  In 2005 Hamilton Dome produced 85 million barrels of water that was released in the stream flow. Since the 1930’s this water has served to stabilize Cottonwood Creek and subsequent water users making irrigation more stabile then other area drainages.
