GENERAL
OVERVIEW:
Hugus Farm consists of 244 ± acres of deeded land
of which 212 ± acres are irrigated, 200 ± under center pivot sprinklers and
the balance with gated pipe.
The Farm is located 5
miles northeast of the small town of Pavillion, on Sheep Camp Road, 25 miles
northwest of Riverton, an Ag-based town of 10,000 people. In addition to Ag
supported businesses, there is a commercial airport, Livestock sale barn,
high school, and 2 movie theatres. Riverton serves as a hub for central
Wyoming shopping and trade.
IMPROVEMENTS:
Improvements on the Farm include 2
older center pivot sprinklers – 1 T&L and 1 Gifford Hill, both in good
repair, each with 30 hp pumps. There is a small amount of gated pipe used
to irrigate the corners. There is year-round “live” water. The Farm is in
the Wind River school district. Bus service would be to the door.

MISCELLANEOUS
INFORMATION:
The farm borders a State Wildlife area and has an
abundance of Deer, Geese, Ducks and some pheasant. There are 3 gas
well heads on the property and the Farm receives $4,500 per year for surface
access.
WATER AND
CLIMATE:
The surrounding area has an average of 132
frost-free days, beginning May 15th and ending September 24th.
Average annual precipitation is 8.67” and there are 347 days of sunshine per
year. Elevation is 5,300 ft. Alfalfa, corn and small grains are the
predominant crops with a trend towards irrigated pasture.
The farm is located
within the Midvale Water District and receives an allocation of water
through that entity. The Midvale project encompasses approximately 73,000
irrigable acres and water is evenly distributed through an annual allocation
by 5 elected, district landowner/water users. As evidenced by the
surrounding area, this project is very reliable, and an inexpensive source
of water.

Hugus Farm includes
212 ± irrigated acres as classified and assessed by Midvale Irrigation
District. Water is generally available from mid-April through September.
Water cost is evenly distributed throughout the Midvale District Users and
the Farm is assessed approx $16/ac. Payment is in advance with 50% due in
November and the remainder in May.
BROKER COMMENT:
This farm has exceptional soil rated at 5 tons of
alfalfa hay per acre. It has live
water supplied through a drain ditch making it an excellent candidate for a
winter livestock base.
