OVERVIEW:
LA PRELE CREEK RANCH is 30 miles southwest of Douglas, Wyoming.
Situated along La Prele Creek, this ranch is located in a unique
transitional zone. From Mountain Mahogany and Scrub Oak to Box Elder treed
creek bottoms and irrigated mountain meadow – this property has 4 separated
ecosystems.
ACREAGE SUMMARY:
Deeded 1,133 ± acres,
State 800 ± acres
Total 1,933 ± acres
The rugged mountain and canyon lands and rolling bottoms comprise an
estimated 5,000 surface acres of which 350 are irrigated.
IMPROVEMENTS:
While a new owner might likely build in any one of number of stunning
building sites, the existing historic 2,800 log ranch house has been very
nicely remodeled, has all the modern conveniences, a contemporary western
décor and sleeps up to 12 comfortably. A great temporary place while the
new spread is built, or a long term home, or additional guest facility
depending on a new owners aspirations.
Additionally there are numerous historic outbuilding including an army way
station and pony express interchange. The Ranch was also home to the first
ever Triple Crown winner in 1919 - Sir Barton.
TOPOGRAPHY:
In addition to
charming and varied bottom, hay and riparian areas on the lower part of the
ranch, more than half of this fine property, along with an 800 acre captive
state lease lies in the mountainous uplands. Beautiful rock canyons, timber
in the higher elevations, prime mule deer and elk habitat, numerous springs
and potential for ponds and pipeline improvements add a mountain dimension
not often found on a ranch with prime creek bottom and low land fishery.
WATER:
THE RANCH divided by Blue Ribbon trout-filled La Prele Creek. This
Creek is made up of loops and bends with deep holes at every turn. It is
not unusual to have 2-3 pound Browns and Rainbows on the end of your line.
In addition there are 3 intermittent creeks, Rattlesnake, Crazy Woman, and
Canyon Creeks and numerous “hanging springs”. Four 2-5 acre ponds have been
built, two of which are tied into the irrigation system. All are stocked
with 2-5 pound Rainbows, Browns and Cutthroat depending on the pond.
IRRIGATION:
IRRIGATION CONSISTS OF 350 ACRES OF NATIVE MEADOW and alfalfa hay.
The current owners have spent much time, research and capital improving the
agricultural base of this stunning ranch. One new pivot was completed in
2009, and construction of another pivot and wheel-lines will commence early
this spring, greatly increasing hay base and operational efficiency.
WILDLIFE:
THE PHYSICAL NATURE AND LOCATION OF THIS PROPERTY attracts an
inordinate amount of diverse wildlife. Huge Mule deer, Whitetail Deer and
Turkey are year-round residents along with Antelope, upland birds and a
variety of typical Wyoming varmints. It is not unusual to see all of these
species in one visual while fishing at your own private pond! Elk start
migrating down to the ranch in early fall becoming temporary residents
awaiting their return in the spring to the high mountains. The ranch elk
population peaks in December, January & February. La Prele Creek Ranch
qualifies for two landowner tags of each species.

The estimated carrying capacity is 175 cow/calf pairs for the buyer inclined
to have a western cattle ranch.
NOTE: Carrying capacity can and will vary from operator to operator and year
to year. Prospective buyers are expected to conduct there own analysis.

gets and the combination of agriculture along with outstanding wildlife with
and a world class fishery makes this a treasure indeed. Also, for those
