DESCRIPTION:

LOOKOUT RANCH is a small, affordable, “lifestyle” type cattle ranch.  Well-improved with a BRAND NEW manufactured home, old barn, corrals and creek frontage.  Property includes 120 ac. of irrigated ground with good water rights out of Gooseberry Creek and plenty of adjacent cover for calving and wildlife.  Included is a 75 cow “out the gate” pasture in the huge North Gooseberry, in-common,  BLM allotment.  There are 550 acres of deeded land within this allotment.

RANCH is located off Hwy 431, 25 miles west of Worland, WY, 35 miles south of Meteestse and 40 miles north of Thermopolis.  HQ is ½ mile off the pavement in a very private location.  School Bus service to the door and mail is delivered daily.

IMPROVEMENTS:

IRRIGATION: 

THE FARM has 112 ± acres of irrigated ground using 1901 water rights out of Gooseberry Creek.  Gooseberry Creek is a typical desert drainage with short season, high water flows that crest in May and dwindle during the late summer months. In exceptional years there is ample water for all and in dry years water may be limited to a couple of months in the spring.  This farm is considered to be one of the better farms on the creek.

 

PASTURE:

THERE ARE 772 ± ac of deeded pasture on the Ranch, in two parts;

 

222 ± ac in and around the farm ground.  This includes approx. 1 mile of Gooseberry Creek bottom.  This provides excellent cover for winter calving and wildlife.

 

550 ± ac within the borders if the North Gooseberry Allotment.  This is a desert holding surrounded by B.L.M.

 

 

B.L.M ALLOTMENT:

453 ± animal unit months. This converts to 85 cows from June 1st through November 30th in normal years. *

 

*note; Sellers’ own and are selling another similar farm on the Creek.  The Grazing Allotment may be included with either farm.  The Sellers have placed a value of $20,000 on the permit which may be discounted from the purchase price in the event that Buyers choose to not take the grazing privilege.  Transfer of the allotment can take up to 1 year.  Sellers agree to escrow $20,000 until the transfer is completed.

 

WILDLIFE:

AN ABUNDANCE of wildlife is found on the ranch including HUGE Mule Deer, Turkeys, antelope, pheasants and numerous small game and varmints. It is a wildlife haven.

 

LOCAL INFORMATION:

Worland, the county seat of Washakie County, is located within the Big Horn Basin and along the Big Horn River in Northwestern Wyoming.  There is easy access to the Big Horn Mountains to the east, the Absaroka Mountains to the west and the Wind River Mountains to the south including the Wind River Canyon.  A community hub for the 5,250 people who reside within the city limits, Worland offers a sale barn, public schools K-12, hospital, airport with commercial flights daily to Denver, and other typical commercial support services.

Wyoming has no state or corporate income tax.  The local sales tax is 5%.  2004 assessed county valuation was $92,839,776.  Residential property tax is assessed at 9.5% of market value x mill levy of 76.419.  The county also has a 2% lodging tax.
