LOCATION:
Vista Point Farm is located 3 miles west of Pavillion and 25 miles NW of Riverton, Wyoming in Fremont County. Riverton is an Ag-based town of 10,000 people. In addition to Ag supported businesses, there is a commercial airport, livestock sale barn, high school and 2 year community collage. Riverton serves as a hub for central Wyoming shopping and trade.

The farm is in the Wind River school district and school is 3 miles east near the town of Pavillion. Bus service is to the farm. Riverton and Shoshoni school districts will also accept students from this area.

IRRIGATION:
Irrigation water is supplied by The Midvale Irrigation District, a Bureau of Reclamation project and in normal years water is available from the middle of April through the middle of September. There are 3 side-roll sprinkler systems with electric pump (pump was rebuilt in 2006). The balance of the farm irrigated from gated pipe. All head gates and irrigation structures are in very good condition. This farm has been meticulously maintained!

LIVESTOCK:
Vista Point has historically been used as an intensive grazing and feeding operation with sheep for years. In addition it has a 32 head cow permit on the Midvale Grazing Association.

Hay Production:
The Vista Point operation has been, in addition to the intensive grazing, producing approximately four tons per acre of good quality hay on a select 50 ± acres.

IMPROVEMENTS:
The home offers 2,000 sq ft of country living at it finest.
