The Cheyenne Creek Farm is located just 7 miles north of Thermopolis Wyoming in a productive valley alongside the Bighorn River, known as Lucerne Valley. The elevation of the area is around 4500 feet, has a 140 day typical growing season, and is widely recognized for it’s excellent alfalfa hay production. Fertile ground, dry warm summers, and plentiful water supplied from the Bighorn, is a combination that creates high yields for crops including corn, beans, beets and grains. Lucerne is located down river from Boysen reservoir where water is stored at the mouth of the Wind River Canyon as the river flows north to the Yellowstone. Ample storage in this large river basin creates a plentiful supply of irrigation water for the Bighorn Basin where farms thrive along the drainage. Large numbers of cattle are wintered in the area due to the plentiful source of  feed and aftermath and it’s normally mild winters. Locate at the southern end of the Bighorn Basin, cattle that are wintered here are then typically moved to the surrounding higher elevation grass for summer grazing. It is located near two large regional livestock markets, one in Worland, the other in Riverton.

The nearby town of Thermopolis is home to approximately 3000 people and agriculture and energy production create a large part of the economic activity. It boasts an excellent education system, airport, hospital, and is home to the world’s largest mineral hot springs. The area is well known for providing some of the best outdoor recreational opportunities in the Mountain West. Fishing in the nearby Bighorn River has become a destination for enthusiast’s across the country. Yellowstone Park is 120 miles west, and 3 nearby mountain ranges provide a scenic backdrop and are the source for the plentiful water that flows through the Valley.

Cheyenne Creek Farm is about ¼ mile west of Highway 20 North as it crosses Lucerne Valley,about 7 miles north of Thermopolis. It is surrounded by State, Federal, and private ground. A gravel lane provides access to the farm where a 1400 sq ft home and unattached garage and other improvements are located. Included are storage sheds, calving barns, graineries, loafing sheds, and an excellent set of pipe corrals with feed bunks as well as  first rate working facilities. On the opposite end of the property is another set of excellent pipe working corrals and load out. The farm is set up for handling cattle with high quality and well laid out facilities.

The lower Lucerne canal bisects the eastern end of the property, and the upper canal, just west of the farm, supplies the source of water for the 174 acres of adjudicated rights for the farm. Water is supplied through an underground pipe system to 3 pivots and gated pipe for irrigation. The fields lay on a gently sloping ridge that divides the property. Pivots are two Zimmatic and a Krone and are in great condition.

This is a farm that has provided a base for a large cattle operation and is located in an area where large, quality farms are scarce. It is well fenced, well equipped, and has the available resources to provide a complete or complementary agriculture operation to the  serious agriculture producer.
