The 4 D’s farm is located on the outskirts of Greybull, Wyoming in the Shell Creek valley near the Bighorn River.  Access is off highway 14 to County road 29, and north approximately a mile to the farm.  The farm is fronted by County road 29 on the east and north boundary.  It sits in a valley near Shell Creek with a private and scenic location and the famous Bighorn Mountains as a backdrop.

 

Size and Description

The property consists of 300+- acres of land currently in use as irrigated pasture and grass hay.  There are approximately 105 acres under a Reinke Pivot that is 5 years old and about 90 flood irrigated acres utilizing gated pipe and open ditch.  There is a water storage reservoir on the farm that is utilized for the pivot. Remaining acres are sub irrigated and dryland. There are 4 city water taps and electricity on site. Perimeter fence is less than 10 years old and in excellent condition.

 

Irrigation

There are 245 adjudicated acres with 1909 water rights supplied from the Shell canal. An additional 200 acres of storage water have been pre purchased from the currently under construction Levitt Reservoir project.  Completion date is slated for 2023. The 2015 Reinke 7 tower  pivot is a  circle that irrigates approximately 105 acres currently in a grass mix.  The pivot is supplied by water delivered from the Shell canal and stored in a pond on site. The Pump is a 40 horse Baldor 3 phase pump. Electricity costs have historically been less than $4000 annually.  There are approximately 90-100 acres of gravity irrigated pasture utilizing gated pipe and open ditch. The remaining land is sub irrigated or dryland pasture. The water costs for the farm was $4661 for 2020 along with a $296 maintenance fee. Costs on the 200 shares of Levitt reservoir water have not been set.

 

Utilities

There are 4 active city water taps on the property. There is an annual fee for the taps. Electricity is available and in use with the pivot. 

 

Taxes

Taxes for 2020 were $1229.08

The 4 Ds farm has a lot of possibilities and would make a first class farm or ranch base property.  The focus of the farm has been to add improvements to the water and irrigation system, fencing, and access.  With a municipal water system and electricity in place, there are multiple options for building homes and improvements in a private, easily accessible, and scenic location.  The farm is set up and ready for the producer who wants to focus on production.  The pastures were seeded into grass with hay and grazing being the focus, but the improvements added over the last few years make it the right place for someone who wants to live and farm in one of the best locations in the state.

One of the biggest and most attractive features of the farm is its location. Being located next to the town of Greybull and having access to all the amenities for rural living gives the buyer even more options for future use. Greybulls location in the center of the Bighorn Basin and its diversified agricultural and industrial economy assures future growth in the area. With the increasingly popular Big Horn Mountains within 15 miles, and the Bighorn River running through it, recreational opportunities are becoming an important part of the economy of the area.  Mild climate and close proximity to airport service from Cody and Billings add to the attraction. 

It appears Wyoming is slated for future growth and owning productive land with water rights and options for multiple uses makes a lot of sense in today’s world. The 4 D’s Farm fits the description.
