Location: 20 miles NW of Riverton WY or 5 miles east of Pavillion, WY. It is accessed by asphalt, county-maintained roads. There are no improvements on the property other than a stack yard.
Production: The current owners use the Farm as a winter base for a cow/calf operation. This location is well-known for its relative mild, dry winter climate. The fields have all been re-seeded in a rotation and are in excellent condition with RR alfalfa and alfalfa/grass stands. Owner rates the yield at 4.5+ tons of hay per acre. The farm is capable of growing corn, beets and small grains as well.
IRRIGATION: Irrigation water is provided through Midvale Irrigation at a rate of $20+/- per acre which is paid through the County assessor in advance. Midvale water is one of the most reliable water projects in the west. The annual allocation is distributed by a ditch rider via canal and underground pipe to the farm where it is divided with 2 head gates. This farm can be completely irrigated in around 10 days and the gated pipe system (included) is designed for efficient use of water. Information from Midvale Irrigation and this farm specifically can be obtained at (307) 856-6359.
LIVESTOCK: The Farm is designed to comfortably winter 100-150 cows. There is a good year-round water gap that supplies stock water.
TAXES AND ASSESSMENTS:
2019 property Tax $218
2020 water assessment $1,800 +/-
*Surface Damage Payments; The Farm receives payment in the amount of $3,000/yr, bi-annually, from Encana as compensation for two gas well heads on the property. The owners have used this money in the past to offset the water assessment.
