Location: 20 miles NW of Riverton WY or 5 miles east of Pavillion, WY. It is accessed by asphalt, county-maintained roads. There are no improvements on the property other than a stack yard.
Production: The current owners use the Farm as a winter base for a cow/calf operation. This location is well-known for its relative mild, dry winter climate. The fields have all been re-seeded in a rotation and are in excellent condition with RR alfalfa and alfalfa/grass stands. Owner rates the yield at 4.5+ tons of hay per acre. The farm is capable of growing corn, beets and small grains as well.
IRRIGATION: Irrigation water is provided through Midvale Irrigation at a rate of $20+/- per acre which is paid through the County assessor in advance. Midvale water is one of the most reliable water projects in the west. The annual allocation is distributed by a ditch rider via canal and underground pipe to the farm where it is divided with 2 head gates. This farm can be completely irrigated in around 10 days and the gated pipe system (included) is designed for efficient use of water.
