Agriculture: The farm has historically been hay and sub irrigated pasture, with the bulk of the irrigation ground normally in hay production. The topography is higher irrigated ground on the North and South ends of the farm, with the middle section being sub irrigated. The middle portion has a Midvale maintained drainage system that flows through seasonally to Ocean Lake. Much of the system is buried tile and drain. The Mills Road Farm has been utilized for livestock grazing over the last few seasons. The area is known for quality alfalfa production, with a county average of around 4 ton per acre.

Wildlife and Recreation: The farm is adjacent to Bureau of Reclamation ground surrounding Ocean Lake. The lake is known for its great fishing and large numbers of waterfowl that migrate through. Deer and pheasant are especially plentiful. The Wind River Valley is a destination for outdoor recreation from around the world. From wilderness and mountain climbing to world class hunting and fishing, the area is one of the best in the lower 48.
