Location: The Neff Ranch summer unit is located in Natrona County, 7/10
of a mile south of Highway 26 and 5 miles west of Hiland. It is 63 miles
west of Casper Wyoming. It is 240 miles north of Denver and 110 miles
east of Yellowstone Park.
Description: The Neff Ranch summer unit is a high plains grass ranch
located in Western Natrona County with an elevation in the range of 6000
feet. The ranch is cross fenced into 3 large pastures of approximately 4000
acres each, and 1 smaller pasture. Fences on the ranch are 4 and 5 strand
older barbed wire and are in good condition. The topography is generally
flat to rolling hills, all accessible by pickup.
Improvements: Improvements include a small house, shop with concrete
floor, quonset style barn and several other livestock and storage sheds.
There are three sites with buildings,none have been maintained but could
be reconditioned. There are corrals at two of the locations. The homesite
has an electric well and fiber optic to the site. Power crosses the entire
ranch and there are 9 wells, 7 with electric pumps and 2 on solar.
Water: Livestock water is sourced from the 9 wells and several reservoirs
on the ranch. The water is reliable and tanks are well designed rubber tire
tanks with overflow.Grazing: The ranch is typical of the high elevation desert grass ranches of
Central Wyoming. A variety of native grasses and sage cover the ranch.
Pastures are all watered and cross fenced for rotation management.

Wildlife: The ranch has a thriving population of Mule Deer, Antelope, and
Sage Grouse and a variety of upland birds. Hunting opportunities are very
good on the ranch. Antelope area 73, Deer area 34.
This is one of very few available big, contiguous, and almost entirely
deeded Wyoming ranches. Easily accessible with power and roads
throughout the ranch. This would be a perfect fit to a winter base that
needs summer grazing.
